01What does the $300 fee cover?

It covers one standard residential property, a physical inspection where access is available, relevant market research and a signed PDF valuation report. The fee is inclusive of GST. We confirm the scope before accepting the assignment.

02How quickly will I receive the report?

The target is two business days after inspection and receipt of all required information. Access, incomplete instructions, unusual property characteristics or additional research can affect timing, which is confirmed at the start.

03Is this the same as a real estate agent appraisal?

No. An appraisal is an estimate commonly used for marketing or listing discussions. A formal valuation is an independent assessment prepared for a defined purpose by an appropriately registered valuer and supported by evidence and methodology.

04Can I use the report for a mortgage or refinance?

Ask your lender before ordering. Many lenders require a valuation from a valuer appointed through their own panel and may not accept a privately commissioned report.

05Do you value every type of property for $300?

No. The standard fee is intended for a single conventional house, unit or townhouse. Rural, mixed-use, development, prestige, unusual, retrospective, multi-property, litigation and expert-evidence assignments require a separate scope and fee.

06Who prepares the valuation?

Any accepted assignment must be allocated to an appropriately registered Queensland valuer. The appointed valuer, credentials, purpose, scope, timing and reliance conditions are confirmed before engagement.
